A new website for Ásbrú is now live at www.asbru.is. Visitors can explore the neighbourhood’s exciting future and the development sites that will shape its next chapter. At the same time, the Icelandic government, Reykjanesbær municipality and Kadeco have joined forces to accelerate preparations for development in Suðurbrekka. New homes, greener outdoor spaces and more opportunities for people and businesses lie ahead.

Ásbrú is at a turning point. Over recent years, the neighbourhood has grown into a vibrant and diverse community. It is now entering a new chapter, with development set to begin in the coming months. The new website presents this vision in an accessible format, featuring an interactive map, introductions to development areas and information for residents, investors and contractors.

An important step was taken yesterday, 16 September, when Vilhjálmur Árnason, Mayor of Reykjanesbær, Pálmi Freyr Randversson, Managing Director of Kadeco, and Daði Már Kristófersson, Minister of Finance and Economic Affairs, signed a declaration of intent to cooperate on preparations for, and accelerate the development of, detached and other non-apartment housing in Suðurbrekka, Ásbrú.

The declaration confirms the parties’ shared ambition to facilitate development and work towards making the first plots available for allocation as soon as the necessary preparations are complete. Kadeco will undertake site investigations and soil sampling this year and lead preparations for the area. Reykjanesbær will advance the planning process and prepare for road construction and other infrastructure. The findings of these investigations and further preparatory work will inform the development phases and a more detailed construction schedule.

Suðurbrekka is one of the development areas visitors can explore on the new website. Plans envisage around 200 homes, including detached houses, terraced houses and low-rise apartment buildings. The development will follow the contours of the landscape, with an emphasis on natural light, views and shelter. A green corridor with walking paths and recreational spaces will run through the centre of the neighbourhood, connecting it to surrounding areas.

At Suðurbrautarreitur, plans allow for up to 280 homes in apartment buildings and terraced houses. The aim is to create a welcoming, family-friendly neighbourhood with shared gardens, more greenery and convenient walking and cycling routes.

Along Breiðbraut, up to 230 new homes are planned alongside the existing housing. Apartment buildings and low-rise terraced houses will form part of a cohesive neighbourhood where green outdoor spaces and shelter are central to the design. The Heilsustígur walking route connects the area to surrounding neighbourhoods and Hugarflugvöllur, a new play area.

Around Grænásbraut and Skógarbraut, plans include more than 100 new homes and a new school for compulsory education. The area will also feature attractive spaces for gathering and outdoor recreation throughout the year, including around the sledding hill, alongside safe routes through the neighbourhood.

At Spítalareitur, the past meets the future. The former hospital and Andrews Theatre will be preserved and integrated into the new residential development. Buildings of one to four storeys will frame sheltered, sunny courtyards, offering a variety of housing types within a carefully designed setting.

A common thread throughout the development is the ambition to create an environment where everyday life can flourish. Planting, walking routes, welcoming public spaces and environmentally responsible solutions will enhance quality of life and connect new homes with the community that has already taken root in Ásbrú. This will create more housing options for young people, growing families and older residents, while strengthening local services and community life.

Development will take place in phases. The long-term vision to 2050 envisages around 4,500 additional homes and a population of approximately 14,000. Alongside this growth, plans include more schools, expanded retail and services, and a wide range of opportunities for business development.
